USDA Loans

Not Just for Farmers

A USDA Guaranteed Loan is a Government insured 100% purchase loan. These Loans are only offered in rural areas and serviced by direct lenders that meet federal guidelines.

It just so happens that Loan Simple is one of those lenders that meet the federal guidelines. In 2009 the USDA sanctioned modifications that made millions of Borrowers eligible for their rural mortgage programs. Many homebuyers of aspirations of purchasing a home, but don’t have the substantial 20% down that may be required on a conventional loan.

This is where USDA comes to the rescue.

USDA Mortgages stand alone as the only zero money down program available to Borrowers that have not served in the military. A Borrower that meets USDA eligibility requirements will be challenged to find a loan program that provides more favorable terms.

Who Qualifies for USDA?

USDA Loans has been forever thought of as the “Farmer’s Loan” but that just isn’t the case anymore. The simple truth is that just about anyone looking to purchase a home outside of a major metropolitan area could potentially qualify for a USDA Loan.

Here are some of the eligibility standards that determine if you qualify for a USDA loan:

  • What county and zip code the home resides in?
  • Your current income and credit history?
  • The number of dependents you can claim?

Due to the fact that USDA guidelines are very specific, we’ve instituted our Loan Simple USDA Specialist to ensure that you get all the information you need to determine if a USDA Loan is the right choice for you.
