We underwrite to the guides and never to a “hunch”, or “funny feeling”, we may have. We want to find a way to make files work. We’ve been known to structure a file a dozen different ways with a dozen different lenders to find a solution that accomplished the goals of a Client(s).

All of our Underwriters are Delegated and authorized to UW FHA/VA/JUMBO/USDA and our entire portfolio of conventional products. We don’t outsource our Underwriting because we know how essential it is that you have an Underwriting division looking for solutions, and doing so within our crazy fast turn times.
Don’t worry; we’re not saying that Disclosures shouldn’t be done. We’re just saying we’ll take care of it for you. At Loan Simple we’ll prepare and send out all disclosures for you. We make sure all disclosures are done, sent, and received according to the letter of the regulations. With Loan Simple you can rest easy knowing that we’ve kept you 100% compliant.
The simple fact is that there is a number of due diligence steps that must be performed in today’s market. Generally these steps are accomplished via reports which are pulled through various third party vendors, or government agencies (4506T, Work Number VOE, VOR, QRE). Each of these reports cost money and with many lenders these fees are pushed back on the Branch or Individual. At Loan Simple we believe these reports, and their costs, are the responsibility of the Lender. We don’t nickel-and –dime our branches with the costs of doing business as a lender. These fees are on us.
Is there anything worse than having an excited Client all set to sign the mortgage papers and then having the closing go south? In a single moment all the hard work you’ve put in to developing a relationship with your Client(s), the Realtor, and any other parties involved is lost in the snarled mess created by a bungling Closing Department.

We know how hard you work to build your relationships, and we do everything possible to ensure that we’re only working to improve this relationship. At Loan Simple we guarantee our closings, or we pay the fees. We can do this because we assign a Closing Manager to each file in closing. Their job is to ensure that we’re hitting the closing dates that have been set.
As we said before, we believe that the success of a lender can be measured by their Operations Division, and at Loan Simple our success is our Operations Division. The other lenders simply don’t measure up.
